Financing your renovation without touching your mortgage

The home improvement loan is a consumer credit intended for renovating, fitting out or extending a home. It differs from a mortgage loan in its simplicity: no mortgage charge, no trip to the notary, no security costs. Our home improvement financing is assessed from €5,000 to €500,000, at a fixed annual rate of 3.90%.

Two forms exist side by side. The allocated home improvement loan is based on one or more signed quotes: if the work does not start, the credit is cancelled. The unallocated home improvement loan works like a personal loan: you receive the sum and use it freely, which suits DIY renovation or work carried out in stages.

The home improvement loan can be combined with public schemes. An éco-PTZ (the French interest-free renovation loan) or MaPrimeRénov’ assistance may cover part of the work, with the bank loan financing the remainder and bridging the cash gap until the aid is paid out, often after the work is completed.

Allocated or unallocated

Allocation protects: work cancelled, credit cancelled. Non-allocation frees: you buy the materials yourself, change tradespeople or spread the work out without justifying anything to the lender.

Release of funds

In the allocated formula, funds can be released in stages as the work progresses, on presentation of progress statements. In the unallocated formula, payment is made once and in full.

Owner or tenant

A tenant can finance fitting-out, decorating or kitchen work provided they have permission to do so. The home improvement loan does not require you to be an owner, unlike a mortgage loan.

Rate and term

A fixed annual rate of 3.90% for the whole term, subject to assessment and acceptance. Lengthening the term lowers the monthly instalment but increases the total cost: a trade-off to make according to your disposable income.

Cost the whole job

Obtain two or three quotes and add a contingency margin of 10 to 15 %. An undersized loan forces you into a second credit, which is always more expensive.

Deduct the expected grants

Estimate MaPrimeRénov’, the CEE energy saving certificates or an éco-PTZ. Careful: these grants are generally paid after the work, so the loan must cover the cash advance.

Test the monthly instalment

Our calculator displays the instalment and the total cost. Check that the instalment stays sustainable once your current outgoings are deducted.

Submit and sign

After submitting your application and putting institutions in competition — or direct financing by us — signature opens the 14 days of withdrawal before release. Warn your tradesperson of this timetable.

Yes. The éco-PTZ, the French interest-free renovation loan, covers eligible energy renovation work, and the standard home improvement loan finances the rest: non-eligible labour, fitting out, unforeseen site costs.

Tell us as early as possible. Depending on the scale of the overrun, an amendment, a second credit or a consolidation of your existing instalments may be considered. Stacking up successive small credits is the most expensive solution.

Our home improvement financing is assessed from €5,000 to €500,000. Above that, or if the project forms part of a new build, a secured mortgage loan is more suitable: longer to arrange, but without this ceiling.
